Tenant screening is a way to find out how
potential tenants will act before handing them the
keys to your property. Tenant screening will help
you reduce damage to your property, improve
long-term occupancy, decrease late payments, and
prevent illegal activity in your rental
properties. To perform tenant screening you can
reach out to a third party or do a screening
procedure yourself. If you decide to perform the
tenant screening yourself, here are some
procedures to protect your rental property from
harmful tenants:
Make sure you provide an application for the
potential tenant to fill out asking for their full
name, social security number, and current address.
Additionally, a driver’s license number and date
of birth are needed for criminal record and DMV
reports and other previous addresses are helpful
for prior eviction reports. Most importantly, make
sure they provide you with a photo ID to very that
they are who they say they are.
Verify employment information. Ask for a copy of a
recent pay stub to see how long they have been
working and how much income they make. In
addition, ask for a telephone number to contact a
manager or supervisor for a reference. You can
also ask for a bank statement (there is no
confidential information on a bank statement).
Make sure you ask for references and contact them!
If possible, try to get the contact information of
past landlords, employers, or past roommates.
These contacts will give you insight on who the
potential tenant really is.
